Will Homeowners Insurance Cover Foundation Repair?

Updated

Most homeowners who file a foundation claim are told it is not covered. That is because policies are written for sudden damage, and foundation problems usually build slowly. There are exceptions, though. This is general information: your policy wording is what counts, so read it or ask your agent.

Why Most Foundation Claims Are Denied

Standard homeowners policies commonly exclude the usual causes of foundation damage:

  • Settling, shrinking, bulging or cracking of foundations, walls, floors and slabs
  • Earth movement, including soil that sinks, shifts or swells
  • Flood, surface water and groundwater
  • Wear, deterioration and lack of maintenance

Those exclusions cover what moves most foundations around Topeka: walls pushed by wet soil after storms, and footings and slabs that settle as the ground dries or compacts.

When a Claim Can Be Covered

  • A sudden plumbing leak that washes out soil under the house may be covered, depending on how your policy treats that kind of water damage.
  • A covered event, such as a vehicle hitting the house or a tree falling on it, that damaged the foundation.
  • Collapse under the narrow conditions some policies define.
  • Separate policies or endorsements: flood insurance is its own policy, and some insurers offer endorsements for other water risks.

What to Gather Before You Call

  1. Your policy, especially the exclusions and the water damage sections.
  2. Dated photos of every crack, the water and anything damaged.
  3. Receipts for anything you did to stop further damage.
  4. A written inspection report. If the cause is in dispute, an independent engineer report carries the most weight.
  5. A question for your agent: could a claim that is likely to be denied still affect your policy?

If Insurance Says No

Most foundation repairs are paid out of pocket. Get several quotes for the same scope, ask about financing, and fix drainage early: it is the cheapest way to keep a small problem from becoming a big one.
